CONSTRUCTION UPDATES

The project continues to make steady progress as work shifts further into exterior finishes, MEP rough-ins, and interior close-in activities. Roofing operations have reached substantial completion, with only final roof penetrations remaining, while shingle roof installation is now complete. Exterior façade work continues to gain momentum with masonry activities underway on the south elevation, waterproofing nearing completion on the south side, and siding operations scheduled to begin in the courtyard on July 27. These efforts represent significant progress toward achieving a fully enclosed building.
Interior construction continues to advance across multiple work fronts. Framing crews remain focused on completing windows, doors, balconies, and punch-out work, while Turnkey Construction is preparing to frame the lobby and entry area and has begun installing drywall grid ceilings on the first floor of Area B. An important milestone was achieved this week with pre-rock inspections completed in Areas A and B, allowing the project to transition into the next phase of interior finishes.
MEP contractors continue progressing through the upper floors. Electrical crews are completing unit wiring on the fifth floor of Area B while continuing work in the garage and electrical room. Plumbing rough-ins are nearing completion on the north elevation units and continue on the fourth floor of Area A. HVAC rough-ins remain active in Area A, with first-floor north elevation work temporarily paused pending ceiling grid installation. Fire sprinkler installation continues on the fifth floor of Area B, while insulation crews are advancing spray foam on the third-floor west side and installing batt insulation in preparation for drywall.
Structural and site activities also continue to move forward. Upright Steel is completing the remaining second-floor south elevation deck steel, Mack Precast is finalizing welding operations, and VMI Concrete is preparing and placing footings for the east-side balconies while completing the tower crane leave-out concrete.
Overall, the project continues to transition successfully from structural construction into enclosure, exterior finishes, and interior build-out. With the building envelope nearing completion, pre-rock inspections complete in key areas, and façade, siding, and interior finish work accelerating, the project remains well-positioned to maintain production momentum and support upcoming turnover milestones.
